Job Title: Property Sales Consultant (Phuket)
Role Objective
To identify, engage, and guide international and local clients through the process of purchasing or leasing residential and commercial properties in Phuket. You will act as a bridge between high-net-worth investors and the island’s premium real estate inventory, including luxury villas, beachfront condos, and mountain-view developments.

Key Responsibilities
* Client Management: Actively manage and follow up on leads generated through digital marketing, walk-ins, and referrals. Maintain a "client-centric" approach by tailoring property suggestions to specific investment or lifestyle goals.
* Property Showings: Conduct professional site visits and property tours across different areas (e.g., Bang Tao, Kamala, Rawai). You must be able to explain the pros and cons of various neighborhoods.
* Negotiation & Closing: Facilitate the negotiation between buyers and sellers/developers. Prepare and review reservation agreements and sales contracts to ensure smooth transactions.
* Market Analysis: Stay updated on Phuket’s specific market trends, including "up-and-coming" areas, new developer projects, and rental yield statistics.
* Documentation & Legal: Coordinate with legal teams to assist clients with Thailand’s property laws (e.g., Leasehold vs. Freehold structures, Land Office procedures).
* Relationship Building: Develop strong ties with local developers to gain "first-look" access to new project launches and exclusive incentives.

Requirements & Qualifications
* Education: Bachelor’s degree in any field (Business, Marketing, or Real Estate preferred).
* Experience: 0–5 years of experience. While real estate experience is a plus, a proven track record in high-end sales or hospitality is often highly valued in Phuket.
* Language Skills: Fluency in English is mandatory. Proficiency in Thai, Russian, or Chinese is a significant competitive advantage due to the current buyer demographics.
* Technical Skills: Familiarity with CRM systems and proficiency in social media marketing.
* Mobility: Must have a personal car and a valid Thai driving license to travel between properties.
* Personal Traits: High level of integrity, "business owner" mindset, and the ability to work flexible hours (including weekends).
