Job Title: Property Rental & Operations Manager
Location: Phuket, Thailand (Common hubs: Bang Tao, Rawai, Kamala, or Phuket Town)
Employment Type: Full-Time
Job Purpose
To maximize rental revenue and maintain high occupancy rates for a portfolio of properties (villas/condos) while ensuring a world-class experience for international and local guests. You will be the primary point of contact for property owners, tenants, and maintenance teams.

Key Responsibilities
* Rental Management & Sales:
* Handle inquiries from international leads direct websites and others.
* Conduct property viewings and facilitate the signing of lease agreements (short-term and long-term).
* Develop and implement seasonal pricing strategies to stay competitive during Phuket’s High and Low seasons.
* Operations & Guest Relations:
* Manage the "Check-in/Check-out" process, including airport transfers and welcome orientations.
* Act as a digital concierge, responding to guest requests via WhatsApp or LINE in real-time.
* Coordinate housekeeping, laundry services, and pool/garden maintenance schedules.
* Owner Relations & Reporting:
* Provide monthly financial reports to property owners detailing income, expenses (utilities, repairs), and net ROI.
* Ensure all properties comply with Thai regulations, including reporting for foreign guests.
* Property Maintenance:
* Perform regular inspections to identify issues (e.g., tropical humidity/mold control, AC servicing).
* Manage a network of trusted local contractors for urgent repairs.

Requirements & Qualifications
* Language: Native or professional fluency in English is essential. Fluency in Thai is highly preferred; additional languages (Russian or Chinese) are a major asset in the Phuket market.
* Experience: 2–5 years in real estate, hospitality (5-star hotels), or property management.
* Skills: Strong negotiation skills, proficiency with CRM software, and a "Business Owner" mindset.
* Mobility: Must have a valid driver’s license and your own vehicle (car or motorbike) for property visits.
