Job Description
Position: Director of Operations

(Job Purpose)
1. Ensure that jobs are executed correctly, efficiently, cost effectively and delivered on time in
accordance to customers' specification and quality requirements.
2. Effectively and professionally manage the department and its staff while providing a safe,
secure and
well maintained environment to residents at all projects.
3. Responsible for ensuring and improving the performance, productivity, efficiency and
profitability of
departmental and organizational operations through the provision of effective methods and
strategies
4. Groom, mentor, and develop subordinates to take on more responsibilities and
accountabilities, and
prepare them for their career advancement.
5. Undertakes any other assignments given by superiors.

(Key Responsibilities)
1.To oversee Customer’s Liaison.
● Responsible for house inspection with construction team after the construction is 90% -
95% completed, to ensure the quality of the product including in-house landscape, before
handing over to the new customer.
● Ensure Estate staff update the status of the house tonew customer once a month.
● Ensure Estate staff liaise with new customers for house handover’s planning.
● Respond on the handover and solve all issues commented by new customers.
● Co-ordinate with construction and PPS for new house completion and handover
timelines.
● Ensure Estate staff record and update customers' data into data system and make a photo
copy of the customers' contract from Legal department.
● Ensure production and quality processes are all efficiently productive to a high quality
product and service.

2.To oversee the house during the warranty.

● Monitor and manage the house under warranty and ensure rectifications are completed
on time and in good condition.
● Ensure Estate staff send updated rectification and sign off after works are completed.
● Handle complaints and difficult situations
● Provide support where necessary.
● Ensure control of product quality, timing and housekeeping when works are completed.

3.To oversee the LPM service
● Ensure Estate staff provide good service and follow-ups to customers.
● Ensure all services such as preventive maintenance, pool, gardening, pest control, admin,
cleaning and ad-hoc services run smoothly. ● Monitor and manage day-to-day operations and ensure that staff take action immediately
after receiving calls from customers.
● Review financial statement and data of LPM monthly and ensure all expenses are
controlled .
● Prepare information of LMP annual budget and submit to accounting for further process.
● Plan effective strategies for the financial well being of the company.
● Ensure LPM manager create the sales and marketing activities in order to support the
sales revenue.
● Ensure the quality of product , manage quality and quantity of employees' productivity.
● Help and support accounting on outstanding payment issues.
● Support managers on training needs for their subordinates.

4.To oversee common areas in Laguna Property.
● Establish friendly communications with residents, offering advice on problems when
required.
● Take immediate action in the event of incidents, natural disasters or emergencies
required by residents.
● Maintain common facilities in good working condition at all times.
● Monitor and manage the security’s performance and safety in Laguna Property projects.
●Regularly check and ensure common area lightings are maintained and in good working
condition.
● Respond on repair and maintenance of common area facilities at all projects.
● Ensure maintenance staff and maintenance manager monitor water plants closely and
ensure the facilities are in good working condition.
● Ensure that raw water in the lagoon is enough for the water‘s production in dry season.
● Ensure water we supply to residents is clean and safe, and to send water for regular tests.
● Ensure that water is tested and checked monthly.
● Conduct meetings with residents when required and necessary.
● Prepare yearly budget information and send out approved budget to residents, and to
respond to answer questions by residents.
● Ensure the efficient operations of service and equipment such as fire alarm system, lifts,
fire appliances, electrical system recording, regular routine maintenance inspections and arrange
for regular testing.
● Help and support accounting department on outstanding payment issues.


5.Staff, directs and develops personnel to ensure that operations activities are carried out
efficiently and effectively.

● Interview and select subordinates, counsel or disciplines subordinates based on HR and
Labor guidelines, according to policies & procedures.
●Organizes and directs efforts of subordinates through the assignment of work, mutual
goal-setting/ action planning with ongoing review and feedback.
●Appraises subordinates performance objectives or performance criteria KPIs, meet with
subordinates to discuss desired results in key areas and to assess the degree to which the results
have been achieved. ●Oversees personnel administration according to company's policies for all employees
reporting to subordinates.
●Organizes recruitment and placement of required staff. Establish organizational
structures, delegate & follow up on tasks, duties and accountabilities.
●Liaison with senior management on operational issues and submit operations report.

6 Community Relation

●To attend local events on behalf of Laguna
● To create the good relation with local and community on behalf of Laguna

(Other Qualifications)
● Knowledge and experience in organizational effectiveness and operations management.
● Knowledge of financial and accounting principles and practices
●Knowledge of human resource principles and practices
● Knowledge of Project management principles and practices
●Knowledge of Business and management principles and practices
