ตำแหน่ง : Villa manager
- Monitoring the daily operation of the properties and promptly responding to any arising issues.
- Communicating with clients, tenants, and property owners, considering their requests and preferences.
- Organizing cleaning services and ensuring the quality control of housekeeping staff.
- Monitoring the availability of consumables and placing orders through the property manager when needed.
- Inspecting the functionality of equipment and engineering systems (air conditioning, plumbing, lighting etc.).
- Coordinating with contractors for minor repairs and maintenance.
- Ensuring the property is properly prepared before client arrivals (cleanliness, system functionality, furniture and textile preparation).
- Managing keys and access control systems for the property.
- Daily, weekly, monthly reports.
Financial Control and Expense Management
- Monitor property maintenance expenses and control spending.
- Organize procurement of necessary materials, conduct price analysis and select suppliers.
- Ensure timely payments to contractors and suppliers in collaboration with the accounting department.
- Collaboration with Contractors and Management Companies
- Select reliable contractors for repairs, cleaning, technical maintenance, landscaping, and other services.
- Negotiate and monitor fulfillment of contracts with contractors and service companies.
- Inspect completed work before approving payments.
- Coordinate with residential complex management companies on property maintenance matters.
