Sales & Marketing Executive (Property Acquisition) — VacayAndCo

Role: Full-time, Phuket-based, reports to founder. Mission: bring properties under VacayAndCo management. Not guest sales — your customer is the property owner.
Property Acquisition (85%):
-Build target lists across Phuket (later Samui, Pattaya, Bali) via driving neighborhoods, agent/lawyer networks, registries, social media, referrals, walk-ins
-Cold outreach via call, WhatsApp, LINE, email, gate-visits
-Pitch full-service management: revenue management, dynamic pricing, marketing, content, guest handling, housekeeping — owner does nothing, gets monthly statements
-Inspect properties, create proposals with rates/terms/income projections
-Negotiate and close management agreements
-Onboard: collect data, schedule shoots, launch listings — signed means live
-Maintain landlord relationships: monthly updates, first-call support, renewals

Marketing Support (15%):
-Owner-facing campaigns (email/LINE), decks, case studies
-Coordinate launch content, ensure listing accuracy
-Local brand presence: agents, management companies, marinas, community groups
-6-Month Success Metrics:
-12+ signed management agreements live (private pool, 2BR+, target zones)
-50+ tracked landlord conversations with next steps
-Reduced time from first contact to signature
-Complete, proper listings — no half-built launches

You Are:
-Talker and closer — real estate, property management, hospitality supply, or B2B field sales experience; Airbnb/Agoda/Booking -market-manager background ideal
-Thai language strongly preferred for landlord trust; English for founder/contracts
-Comfortable with unannounced visits, relentless follow-ups
-Organized — landlords sign on the fifth touch, not the first
-Driver's license and own transport
-Base salary + commission per signed management agreement (paid at go-live) + trailing share of first-year management fees from your properties
