Job Purpose:
Project and Property Management will be responsible for overseeing the house inspection and handover process, as well as managing defect-related work during the warranty period. This position requires close coordination with the project team, builders, and contractors to resolve defects and ensure the timely completion of warranty work.
Key Result Areas:
1. House Inspections and Handover
1.1 Conduct through inspections of properties before and during the handover process to ensure they meet quality standards.
1.2 Ensure all necessary preparations for property handovers are completed and defects are identified before finalizing the handover to owners.
2. Defect Management and Warranty Work
2.1 Manage and oversee the resolution of defects identified during the warranty period, coordinating with contractors and the project team to ensure prompt repairs.
2.2 Monitor ongoing warranty work to ensure it is completed within the agreed timelines and in accordance with quality standards.
3. Documentation and Reporting
3.1 Maintain detailed records of inspections, handovers, defect reports, and any warranty work carried out.
3.2 Prepare and track the regular status reports on warranty work, including progress, issues, and completion timelines.
4. Quality Control and Compliance
4.1 Ensure that all warranty-related work is carried out to meet company standards and regulatory requirements.
4.2 Conduct regular follow-up inspections to ensure that defects have been properly addressed and quality standards are met.
Key Qualifications:
1. Bachelors degree in real estate, Property Management, Construction Management, or a related field.
2. 1-2 years of experience in property management, project management, or a similar field, with a focus on defect management or warranty work.
3. Strong understanding of property inspection processes, construction defects, and warranty management.
4. Excellent communication skills, with the ability to effectively manage relationships with property owners, contractors, and project teams.
5. Strong organizational and time-management skills, with the ability to handle multiple projects simultaneously.
6. Proficient in Microsoft Office Suite (Excel, Word, PowerPoint) and project management software.
